Everything you need to know about applying to rent a property with us

Finding your next home could not be easier with Webb & James. We always have available a varied range of properties to rent around the Forest of Dean area and our friendly experienced staff are on hand to help you every step of the way.

Step 1: Book a Viewing

Contact us to book a viewing & ask questions about the property. We handle all enquiries on behalf of the landlord.

Step 2: The Viewing

Meet us at the property to have a look around. Tell us what you think - we love to hear feedback.

Step 3: Holding Deposit

Let us know you have found your next home. Show your commitment by completing the application form we send you and paying a holding deposit.

This holding deposit is usually the equivalent of 1 week’s rent. Payment secures the property for you during the referencing process. The property will remain advertised but we will no longer accept viewings or offers from other potential tenants.

Step 4: Referencing

We will instruct a 3rd party specialist referencing company to conduct the in-depth reference. They will contact you for further information about you, your income and employment details.

Step 5: Contract Signing

All being well, your referencing will be successful and the landlord will accept your offer to rent their property.

We will then finalise the paperwork and email you the contract for your digital signature.

We will also forward you an invoice for the first month’s rent and damage deposit. Your holding deposit will be refunded to you in full on entering into the tenancy.

Step 6: Moving In

You collect your keys and get settled into your new home.

A full Inventory and Schedule of Condition with photographs will be provided to you for your agreement and signature.

If we are managing the property and your tenancy, we will be on hand to help resolve any issues that may arise.
