Getting your home valued

Choose a local agent as they will have additional knowledge and be able to provide a truer valuation considering additional local factors. You can also research what similar properties have sold for and have an expectation of your homes value. Ask your agent to provide examples and explain your valuation.

Choose your agent

Once you have chosen your agent they will need to compile property particulars, measurements and photographs and we like to get to know as much about your home as possible. You will then need to approve your property details ready for marketing to begin.

Asking price

Whilst estate agents can advise you on your home's value it is up to you to set the price for your home. If you have had several agents provide valuations and they are similar you can be confident in the figures. Be aware of much higher valuations as some agents have been proven to over-value to win business. Although tempting this can really put off potential buyers delaying offers and leading to the property being reduced to sell.

First Impressions count

We advise letting your agent accompany viewings where possible. We are a local online agent so we always try to conduct your viewings. In our experience certainly for the first viewing potential buyers prefer to be shown around by the agent. They feel more at ease and not under pressure. Make sure your agent knows the great selling points of your home so they can reflect the love of your property and your lifestyle to the buyers. Make sure your home is well presented for the viewings!


We will notify you of all offers made. You can take your time to decide if you will accept. It is important to factor in how quickly you received your offer, the situation of the buyers, timescales and your onward purchase price.
